Our pricing and market analysis, including comparable-sales research, price opinions and neighborhood reports, is prepared to help you make decisions. It is not an appraisal, is not prepared under the Uniform Standards of Professional Appraisal Practice (USPAP) and cannot be used for mortgage lending or any other purpose that requires an appraisal by a state-licensed or certified appraiser. If you are financing a purchase, your lender will arrange its own appraisal.
No guarantee of outcomes
Real estate involves risk, and markets move. We do not guarantee:
- that a property will sell, or sell at a particular price or within a particular time;
- that an offer or rental application will be accepted;
- mortgage approval, interest rates or loan terms;
- rental income, occupancy, cash flow, appreciation, cap rates or any other investment return;
- any tax result;
- a property’s condition or title, which can only be confirmed by a professional inspection and a title report.
Projections, such as cash-flow or cost estimates, rest on assumptions that may turn out to be wrong. Past market performance does not predict future results.
Figures, rates and rules change
Mortgage rates, prices, rents, property taxes, insurance costs, fees and laws change often, and rates can move daily. Figures on this site were accurate to the best of our knowledge when the page was written or last updated, but they may be out of date by the time you read them. Check them against primary sources before you rely on them, for example:
- Freddie Mac’s Primary Mortgage Market Survey for weekly national average mortgage rates;
- the Consumer Financial Protection Bureau’s Buying a House tools for Loan Estimates and closing costs;

We work alongside licensed professionals
WealthTale.com is a consultancy. We do not represent you in a transaction, negotiate on your behalf, show homes, write offers, list property or hold client funds. We work alongside your licensed real estate agent or broker, mortgage lender, attorney, home inspector and title or escrow company. When we suggest professionals, we offer several options and you choose. Please check any professional’s license with your state’s licensing agency before you hire them. Your agreements with those professionals are separate from your agreement with us.
